You have decided to sell your house. Ugh! – the idea of packing everything and cleaning is overwhelming. And then, the agent tells you that you have to “stage” your house to make it more appealing to prospective buyers. And that is all just on the inside! What about the exterior of your home? Of course, you know you have to weed and mow. Plant flowers, clean your windows, paint any chipped stucco, and so on.
But did you know that if your property has fencing it will be more appealing to most buyers?
Fence appeal is part of overall curb appeal. It lets prospective buyers know, for example, that:
- Their pool is already code-protected and won’t be an exception in an appraisal
- Their children will be safe.
- Their pets will be safe.
This increases the overall pool of lookers! There are other reasons to consider, as well. Say, for example, that your neighbor’s air conditioning unit is on your side of their house, or they keep their trash bins there…fencing will also prevent unsightly views from your property. And, even though you KNOW you live in a safe neighborhood, fencing is a deterrent to random burglars, too!
The all-American dream used to be a house with a white picket fence – fencing can be just pretty, too. A lovely fence with vines or morning glories, a decorative metal fence around a garden – these all add curb appeal.
That also means that you don’t necessarily just need one type of fence to do the trick. This might ease the budget as well. For example, you might choose a vinyl fence for the front of your property for decorative purposes. And then, you might consider wood for the sides and back to keep costs down.
